I have a room open on Mission Hill in a 4 bed, 1 bath apartment. Two of the guys are in graduate school and the other is a retired musician. The address is 29 Lawn St. #3 on Mission Hll near the Orange and E Green lines. I am the owner and also live in the neighborhood. The rent is $825 and includes everything but internet (shared by tenants ~ $30/month). There is free laundry in basement. Great neighborhood. The room could be furnished with basics or unfurnished.
